Slab Leak Detection and Repair Without the Guesswork

A puddle that shows up out of nowhere, a warm spot on the floor, a water bill that jumped for no clear reason. These are easy to brush off until you realize the water might be coming from underneath your home’s foundation.

A slab leak happens when a water line running beneath your concrete foundation cracks, corrodes, or wears through, letting water leak into the ground or up through the floor. Because the pipe is buried under the slab, you can’t just look at it to know what’s wrong, it takes the right equipment to find the exact spot before any digging starts. Detection comes first, repair comes second, and skipping that order almost always costs more in the end.

Our licensed techs use electronic leak detection to pinpoint the leak’s location without tearing up your whole floor to find it. We never charge a travel fee or a diagnostic fee to come take a look, and you’ll get an honest, upfront estimate before any work begins.

A slab leak doesn’t stay small. Left alone, it can undermine your foundation, feed mold growth, and quietly drive your water bill up month after month, all while the actual damage stays hidden under the floor. The sooner it’s found, the simpler and less expensive it usually is to fix.

If you suspect water is leaking somewhere it shouldn’t, it’s worth finding out for sure. A quick call gets you a real answer instead of a guessing game.

Flexible Financing for Slab Leak Repair

Slab leak repair can be a bigger job than most plumbing fixes, and we know that’s not always easy to plan for. Through Wisetack, you can check your financing options in seconds, with no pressure.

What to Expect for Slab Leak Detection & Repair Service

    1

    REQUEST SERVICE

Call us or fill out our online form and tell us what you've noticed, a warm spot on the floor, an unexplained jump in your water bill, or the sound of running water when nothing's on. We'll ask a few questions to get the full picture before we arrive.

    2

    FREE ESTIMATE

A licensed technician arrives with electronic leak detection equipment to pinpoint exactly where the leak is under your slab. We check water pressure, listen for the leak's signal, and map out where the problem actually is before suggesting any repair.

    3

    UPFRONT PRICING

Once we know exactly where the leak is, you'll get a clear, honest estimate for the repair. No surprise charges show up later, what we quote is what you pay.

    4

    EXPERT SERVICE

Our tech repairs the leak using the least invasive method that fits your situation, then pressure tests the line to confirm it's holding. You'll know the leak is fully resolved before we leave.

From a Warm Spot on the Floor to a Water Bill That Keeps Climbing, Here's How to Recognize the Signs of a Leak Under Your Slab

Common Signs of a Slab Leak We Investigate

    • Warm spot on the floor with no obvious cause
    • Sound of running water when every faucet is off
    • Water bill that jumped with no change in usage
    • Cracks appearing in flooring or nearby walls
    • Damp carpet or flooring in a room with no plumbing fixtures
    • Mold or a musty smell near the foundation
    • Low water pressure throughout the house

Most slab leaks start quiet. A slightly warmer patch of tile, a water bill that’s a little higher than usual, nothing dramatic enough to raise alarm right away. But water finds its way somewhere, and the longer it runs beneath your home, the more it affects the foundation, flooring, and everything built on top of it.

Because the leak is hidden under concrete, guessing at the source usually means unnecessary digging in the wrong spot. Proper detection finds the exact location first, so the repair only disturbs what actually needs fixing, saving you time and money.

    Warnings You Shouldn't Ignore

Any single sign might have another explanation, but a few of them together usually point to a slab leak. A warm floor plus a rising water bill, or running water sounds plus visible cracking, are the kind of combinations worth taking seriously. The earlier it’s caught, the less it typically costs to fix and the less damage it does to your foundation.

Our licensed techs use electronic detection to confirm what’s actually happening before recommending any repair, so you’re never paying to dig up flooring on a guess. If it turns out to be a slab leak, you’ll get a straightforward explanation of what’s involved and a fair, upfront price for fixing it.

Why Proper Leak Detection Equipment Matters

Finding a leak under a concrete slab isn’t a job for guesswork. Without the right equipment, a leak search can turn into unnecessary jackhammering through your floor in the wrong spot, costing you time and money for nothing. Our licensed techs use electronic leak detection to locate the exact point of the leak before any concrete gets touched.

Helping You Choose the Right Solution

Once we know where the leak is, there’s usually more than one way to fix it. Our techs walk you through the options, from a direct repair to rerouting the line, so you understand the trade-offs and can choose what makes sense for your home and budget.

    • Exact leak location confirmed before any repair begins
    • Repair versus reroute options explained in plain language
    • A price that reflects the actual repair, not a guess

    Professional Leak Services

On every slab leak job, our licensed techs confirm the leak’s location, choose the least invasive repair method that solves the problem, and pressure test the line afterward to confirm it’s holding. That’s what separates a real fix from a patch that leaks again in a few months.

We’re a family-owned company, and every slab leak job gets treated like it’s our own home. That means clear communication, careful work around your flooring, and standing behind the repair, not just packing up and hoping it holds. If something doesn’t feel right after we leave, we come back and make it right.

    Slab Leak Prevention & Maintenance

Slab leaks are hard to prevent entirely since the pipe is buried under concrete, but catching small issues early keeps them from becoming major repairs. A little attention to warning signs goes a long way toward protecting your foundation.

    Core Maintenance Items

    • Watch Your Water Bill. A sudden, unexplained jump is often the earliest sign of a hidden leak, so it’s worth checking in on your usage from month to month.
    • Schedule a Water Pressure Check. Unusually low pressure throughout the house can point to a leak somewhere in the line, including under the slab.
    • Address Foundation Cracks Early. New or growing cracks near the foundation are worth having looked at, since water damage is one possible cause.

Catching a slab leak early almost always costs less than waiting. Reach out and we’ll help you figure out what’s actually going on.

As a real estate professional and a homeowner, I’ve learned that having the right people in your corner is everything. In this business, clients often become friends — and many become like family. When I refer someone to one of my vendors, I’m putting more than their name on the line. I’m putting my own reputation and my client’s trust in their hands. That’s something I take very seriously. I’m fortunate to have several plumbers I absolutely trust, and John and his crew have earned a place on that very short list. Recently, I was working with a buyer who was under contract on a home. We did exactly what we’re supposed to do — our due diligence, inspections, and further investigation when something didn’t seem right. We initially believed the home had an issue with the PRV/pressure-reducing valve. After John got involved and actually took the time to investigate the problem, we learned something important: the problem wasn’t with the home at all. It was a city water-pressure issue. Here’s the part that says everything about John and the way he does business. He didn’t charge my client. But even more impressive — he didn’t simply say, “It’s the city’s problem,” and walk away. John has had someone continue monitoring the situation so that once the city addresses its side of the issue, we can make sure this buyer — soon to be the new homeowner — isn’t left dealing with a problem after closing. Think about that. The job wasn’t his problem. There wasn’t an invoice to collect. There wasn’t anything forcing him to stay involved. He stayed involved because he cared about the outcome. That’s service. That’s integrity. And THAT is why relationships matter so much to me in real estate. I don’t want a list of vendors who simply answer the phone. I want people I can confidently put in front of my clients and know they’re going to care for them the same way I would. John and his crew have shown me that repeatedly. They show up, investigate the problem instead of guessing, communicate, and make every effort to ensure things are addressed properly — not just quickly. Anybody can provide a service. The people you remember are the ones who take ownership even when they don’t have to. John, thank you for taking care of my clients, protecting the relationship and trust I’ve built with them, and reminding me what exceptional service actually looks like. That’s the kind of person I’m proud to refer.
Response from the owner:Thank you so much for taking the time to share this. Your trust means a great deal to John and our entire team, especially knowing that when you refer one of your clients to us, you’re trusting us with a relationship and reputation you’ve worked hard to build. Our goal is always to find the actual cause of the problem, communicate honestly, and do what’s right for the customer—even when that means there isn’t a repair for us to make. We truly appreciate your continued confidence in Paynes Plumbing & Electric and are grateful to be one of the companies you trust to take care of your clients. Thank you again for the kind words, the referrals, and for trusting us to be in your corner. We don’t take that lightly!

John Payne Plumbing and Electrical is absolutely exceptional. John and his crew recently replaced our old septic wastewater pump, installed a brand-new pump system, and replaced the float switches and alarm sensors. They also pulled entirely new electrical wiring, conduit, switches, breakers, and alarms from the house to the pump station.Throughout the entire process, they were honest, highly professional, and arrived exactly on time. They didn't just do the heavy lifting; they completed rigorous system testing and took the time to educate me on how the new setup operates. They were incredibly clean, picked up after themselves, and took great care of my property. It is rare to find such honest subcontractors who do high-quality work. Best of all, their pricing is very reasonable and they are not out to gouge their customers. I highly recommend them and will absolutely use them again in the future!
Response from the owner:Thank you so much for the incredible review! We truly appreciate you trusting Paynes Plumbing & Electric with your septic wastewater pump replacement and the electrical work needed for the new system. Our team takes pride in doing the job right, thoroughly testing everything, keeping the work area clean, and making sure our customers understand how their new system operates. We’re grateful for your recommendation and look forward to being there whenever you need us in the future!

John and Jesse came out to Anderson County to locate a septic system on a property for a new construction They arrived within the given time frame, they called when on their way as we requested prior, they immediately assessed the situation and explained everything to us- my Grandparents are in their 90’s trying to get this project done and John was EXCELLENT with explaining it all , and went out of his way to consult with fellow professionals and help us figure out the next steps to take in the process. Both he and his employee were very patient, kind, respectful, and this man had so much knowledge on this stuff!!! We were so impressed by them - He didn’t charge a thing as our situation was different from the norm , HONEST PROFESSIONAL AND HUMAN DECENCY in these country boys- I’d recommend them every time!

I can’t say enough good things about John and Payne’s Plumbing. After buying a new home, I ran into an unexpected issue that forced me to postpone my tankless water heater installation. Once everything was resolved, I reached back out expecting to schedule for another day. Instead, John told me he could still make it out that same day. Not only did he install the tankless water heater, but he also took the time to look over a few other plumbing concerns I had and answered all of my questions. That kind of customer service is hard to find. John is honest, professional, and takes pride in his work—and it shows. If you’re looking for a plumber who stands behind his work, communicates well, and truly cares about his customers, I highly recommend Payne’s Plumbing. You won’t be disappointed.
Response from the owner:Thank you so much for this incredible review! We truly appreciate you taking the time to share your experience. Why Choose Payne's for Slab Leak Detection?

Frequently Asked Questions About Slab Leaks

Slab leaks raise a lot of questions, especially since the problem is hidden underneath your home. Here are the answers homeowners ask us most.

How expensive is it to fix a slab leak?

Cost depends on where the leak is, how it’s accessed, and which repair method fits best, a direct repair versus rerouting the line. We give you a firm, upfront estimate after locating the leak, so you’ll know the price before any work begins. There’s never a travel fee or diagnostic fee added on top.

Will insurance cover a leak under a slab?

It depends on your policy and what caused the leak. Sudden pipe failures are sometimes covered, while gradual, long-term leaks often aren’t. Check with your provider directly, and we’re happy to provide documentation of the repair if you need it for a claim.

What is the best way to fix a slab leak?

It depends on the leak’s location and your home’s plumbing layout. Sometimes a direct repair to the damaged section makes the most sense, other times rerouting the line above the slab is faster and less invasive. Our techs walk you through the options once the leak is pinpointed.

Is a slab leak a big deal?

Yes, it’s worth taking seriously. Left alone, a slab leak can undermine your foundation, feed mold growth, and quietly run up your water bill for months. The good news is that catching it early usually keeps the repair simple and affordable.

How do you find a leak under a concrete slab?

We use electronic leak detection equipment that listens for the sound of water escaping the line and helps us pinpoint its exact location. That means we can target the repair precisely instead of guessing where to dig.
